  • Vendors for the property are based on the best vendor for the property not developed from a standard list of contractors, and we ensure that all vendors are properly licensed and insured.

  • We are emphatic in collecting proper Certificates of Insurance from your tenants and ensuring they are renewed annually.

  • Communication is essential. All phone calls are answered promptly as are all emails. A well-trained, professional staff member is on call to assist with all issues.

  • We also communicate professionally with your fellow owners and tenants by updating them on property-specific issues in a timely manner.

  • Your financial data is handled by professional accountants on Industry Standard software – not Quickbooks.

  • Our accountants prepare your financial reports and CAM reconciliations. By virtue of the fact that our firm is professionally and independently audited every year, your financial statements are, thus, audited financial statements to which you are not charged a separate fee.

  • Your annual budget is also professionally prepared and not just copied from the previous year with a standard inflation increase. We pay particular attention to budgets for all capital improvements and review your reserves for replacements annually. We don’t like surprises any more than you and all line item expenses have appropriate detail explanations.

  • We are not charging you for basic property functions such as re-landscaping, seal coating or painting. That is part of our job.

  • We also boast an industry standard work order program that allows your tenants/owners to notify your property management and staff immediately of any problems or requests. This allows for not only a prompt response from our team but also a documented trail of the events.

  • We have a state-of-the-art website that allows owners/board members access via a portal. All your documents and reports are available on this portal which gives you 24/7 access.

  • In that we have experienced and stable staff within different areas of the country; we are just as prepared for a blizzard or a hurricane. Also, in that we maintain separate offices in different areas, our phones and electricity are never out. We will always have boots on the ground and respond.

  • We are able to negotiate your insurance requirements with a triple-A-rated insurance carrier.

  • We have eyes on your property and an OSHA-trained maintenance staff. Our staff is trained to not just maintain your property but to make it shine and report any potential issues so that we can be as proactive as possible.

  • We have extensive experience with renovations and management of older buildings. Trust me, we can make it shine and know the nuances of mechanical systems from the last century.

We cannot possibly claim to be able to service your asset and needs if we are not familiar with the local landscape. Further, we are very proud that we do not have a revolving door for our staff.
